Great location on edge of Warwick campus, next to old church and backing onto farmland. Easy parking, and keys left at private entrance with note for each guest/booking. Small but nicely furnished room with decent en-suite shower. Bagged continental breakfast, generous and tasty and left outside door at exactly time I asked for. Good selection of coffee and tea. Not the best soundproofing between rooms but adequate for my needs. Would book here again.

This is a lovely little find , ideal if you are visiting the university. Rooms are small but very well equipped. Lovely continental breakfast delivered to your room . Very reasonable price and friendly owners . Would recommend

Stay in the annexe you will love it!!!!! I am currently staying in a room (the annexe) at the b&b and I have to say I am so very happy with everything this place has to offer! The owners have been so helpful answering my many questions before I arrived and greating us upon arrival. The room is well stocked with comfy beds and the entire place is spotlessly clean, the bathroom sparkles as does the little kitchen which even has a fridge in the cupboard, there's an Nespresso machine with loads of milk sachets and pods and they even came over with a little extra milk when I asked because my son wanted a drink. I have always wanted a Nespresso and now I have tried one I want it even more! Big TV with Netflix etc lots of bedding supplied and lots of electrical sockets which are needed after travelling all day with phones. The owners truly have thought of everything and the best bit for us was my son is autistic and struggles with textures I had been preparing him all day that he would have to sleep in a bed with normal covers as his one got left behind but thanks to the soft blankets provided in a drawer in our room I was able to adapt the bed and he is super comfy and content now! It's like the owners have thought of everything, there is even an area with a slide for smaller children and a giant trampoline which my son LOVED sad to have to check out early tomorrow in honestly I'd happily have spent the entire morning relaxing in this beautiful room! Wish I'd have arrived earlier in the day I would have if I'd have known how lovely this was! much better then any hotel I've stayed in and dogs are allowed to!! Will definitely be back next year!!!! Thank you. I'll update about breakfast tomorrow it's bed time now 🤭 Breakfast was so good! Packaged well with warm croissants and everything you need for a filling breakfast, a bread roll, cheese, butter, oats, yoghurt and fruit and orange juice which made my son's day! Perfect.
