Can assess it as architect. New, very functional, secure (even has 2 smoke free egress staircases), warm. Perfect and reach breakfast. Good accessible by foot. Excellent view from roof terrace. Highly recommended.

I went to Tbillisi with my wife two times. We tried three hotels (Clocks, MIT and GRAF), very bad experiences, MIT was the worst. We stayed 10 nights at Address, and I’d say is the best hotel in Tbilisi. Brand new, comfortable rooms, spacious, clean, the breakfast it’s 9 points (I’d like more fruits), but the experience is close to 10. The staff is kind, friendly, and they are always nice and helpful. Irakli, one staff members, is a tremendous host, he speaks Russian, English and Spanish. The owners are always there so they take care of every detail and that’s the best part. Location also 10 points. 10 min from the center by walk. It’s not common feeling like home in a hotel. Absolutely recommended.

Excellent hotel! Don't let the peculiar street fool you, the hotel is Excellent, with great and spacious rooms, modern and clean. The food is really good, with amazing georgian wines. The staff is super nice, friendly and helpful. The breakfast is also super nice!

From the minute you walk in, the hotel smells wonderful and you’re greeted with the warmest smiles from those at the reception. I arrived several hours before check in and they were more than happy to accommodate me earlier. The room itself was stunning. So spacious and comfortable, I slept like a baby that night. They even have Netflix available on the TV! Breakfast is plentiful and everything was delicious. But most of all the staff is wonderful! I was only there for one night but they made me feel so comfortable, they were welcoming and kind. I will definitely be back!

just extended my stay from 3 nights to 6. the hotel is brand new and is beautifully designed. the rooms are fantastic and well appointed. it is in a quiet residential area a short walk to metro or across bridge to old town. staff are all outstanding. breakfast buffet also excellent. rooftop restaurant/bar/deck has incredible views over city and cathedral. a 5 star experience for a very modest price. must be the best value in Tbilisi. Edit jun23: back again, this time with my wife and just as good. One of all time favorite boutique hotels
