Convenient location, hotel bus is direct, and right above main train station. Lots of shopping and food nearby. Average room for Japan, not outstanding, but clean and satisfactory.

The rooms are extremely small and even double rooms are not suitable for 1 person :) staff 10 out of 10! Amazing service! Location is best!

The room is designed quite thoughtfully, so though it is on the more modest end of you only consider its measurements, they have done an excellent job of providing a space for both working and relaxing that made it seem not cramped for me (I stayed alone in a double). The bathrooms are probably in need of a bit of remodeling, as there is a noticeable gap between the tub and the wall where the water seeps in. However, the staff does an excellent job of keeping the rooms clean, the front desk is very helpful, and the hotel is about an 8 minute walk when you get off at the JR Osaka station (it is physically close, but crossing the large intersections in Umeda requires you to go high above ground and through maze like structures, so it takes a while. If you are going to or coming from the airport, definitely recommend the airport bus instead of the train / loop, since the bus station is just a three minute walk from this hotel and you're guaranteed a seat. One potential big negative: the walls / floors / ceilings are thin, so you will hear people stomping all over the place. If you're sensitive to noise, bring earplugs.

Stayed here for 5nights and I would have never asked for more. The reception service had great ability to converse in English. The location is also walking distance to the Umeda train station with a food hall at the basement. There are many eateries nearby too. The breakfast for Annex is fixed as a set meal, but there is option to go for their buffet breakfast at the Main building Hotel which is just 3-5mins walk away.

Allergy Sufferers BEWARE! This hotel has a nice lobby, but that’s about as far as the cleanliness extends. Firstly, there is no air condition inside of the rooms. After taking a shower, you will feel like you’re roasting alive in a sauna. Thankfully, we went during November when it was chilly outside. Cracking the window open saved us. I strongly suggest calling the front desk and request a fan for your room. You will need it. Secondly, and most importantly, every single day, I woke up with my face swollen beyond recognition from dust allergies. This had never happened to me before in my life. It’s pretty awful. I can’t even elaborate on this because the bottom line is that the rooms are not cleanly to say the least. That being said, I am giving this hotel 2 stars because the location is pretty great. Close to the train station and mall. Beyond that, it’s very affordable. I just assume that I can find a hotel in a convenient location in Osaka that won’t make me super sick. I’d rather pay four times the money if it meant it was clean. Pretty sad to give this review as I absolutely loved our trip. Japan is an incredible country. I could go back 1,000 times and it would never be enough. This hotel was the only bad experience in a country of perfection.
