This is a family run guesthouse. The hosts are very helpful and kind people. The location is super, right outside the old town. Basic breakfast provided - eggs, bread, coffee and fruits. We had no issues with the loud music from nextdoor bar as mentioned in a few reviews. However, the rooms need a lot of maintenance. There were too many cobwebs and spiders hanging from the roof of the room as well as the bathroom. The bed mattress was hard and it creaked a lot, so much that we woke up several times and didn't really get a good sleep. The sheets were clean but torn. The bathroom door hinge was broken and we struggled to keep it closed at times. The water pressure in bathroom was extremely low too.

My partner and I stayed here for 1 night but would have gladly stayed longer. The hosts are super nice people, and they let us check in early! The shower had hot water but low pressure. It got a little noisy due to a restaurant on a nearby street at night, but it wasn't loud and is an expected trade off when you're located so close to other great shops and restaurants. The location was perfect, so close to everything we wanted to do! The bed was a bit firm as most Thai beds are. Breakfast was a plus! Would highly recommend for the Chiang Mai area.

Nice place to stay for a couple of days. Our room was really clean and big. Enough space for all your lugagge and a mini fridge. A big plus was the complimentary breakfast and pickup from the airport.
