Clean and beautiful room. Perfect for me working while travelling, the office chair is comfortable! Room is spacious (for me alone, I book single room) wifi is fast. Amenitis is quite complete. Lot of convenience store around, around 120m from saiin st. Exit that got an elevator so moving around with luggage is easy🥹 Price is good for the room and for the easy connection. I am moving hotel from osaka shinsaibashi area and only need one train to reach this hotel, no transfer! Going to arashiyama area is direct from here too. Lot of busses pass here!

Great hotel. You can get a great deal at booking. com. The hotel is clean and fresh. The rooms and bathroom are a bit small, but should not be a deal breaker. Everything else is just awesome. Breakfast is reservation only.

This is a review of the restaurant in this hotel. We had breakfast here because mainly it was convenient because we stayed at the hotel. Healthy japanese breakfast style with portion size that won’t weigh you down as you travel. Everything tastes healthy and light. If you stay at the hotel then they will charge cost of food to your room bill. Staff is courteous and welcoming. Can’t go wrong to eat here to save time.

It is clearly one of the top worse place I slept in Japan. It is an overly priced completely obselete place with no breakfast included. Pros : central, view is ok. Big desk and good quality office chair. Cons : everything looks old. This BIGGEST ISSUE : rooms has no air circulation. It is suffocating. Just a dusty vent access and a cooler control. No heat control. No air exhaust. The window can be open with difficulty to a noisy bld. The bathroom is very old with poor quality material. The tap controls are made of plastic. The toilet has only basic controls. There is a huge step to get inside the bathroom and it is very easy to stumble on it. The mirror is so low I cannot see my face in. Towels are obviously old and only smell bleach. For the same price you can get a much bigger space with a little kitchenette and a modern completely new bathroom with cool design. I got trapped by reviews on Booking. I regret a lot this place. All the small hôtels I tried before in small residential area were 10 times better than this place for half the price.
