All basic neccessities are provided. Rooms are clean and functional. Some people may find the matress a bit hard. A small establishment with only 6 rooms. Recently renovated. Nearest 711 is closed (Jan/Feb 2023). Location: Must be able to walk. I walked about 3km per day. Closest value for money breakfast is about 500m inland to Soi Buakhao. I had a pleasant stay. In the price class well worth it.

Excellent price-quality level! The rooms are spacious and really clean. Also the bathroom is really spacious. The AC was really quiet still very effective. The location is also very good. It's located in a dead-end street, near the parking of the 2 big hotels in the back. Therefore it is also very quiet and you don't hear the traffic noise from the mainroad. The housekeeper was in the beginning a little odd but as soon as you know her better, she is really nice! If i go back to Pattaya again, i will definitely stay at this guesthouse again.

Receptionist is very kingdly, enthusiasm, and nice. The position of Seedling House is nearby Walking Street. It's very comfortable for every body. Specially it's quite for someone who want to have a vacation to recuperate one's health.
