A great and new infrastructure for this environmental friendly hotel in a good location. The service is by far not up to the standard they would like to sell themselves. We stayed there for 2 nights and problems started when our daughter went to the gym. She wasn't allowed because of liability/insurance related matters. I offered to sign any waiver they would need, but there was zero willingness to solve the problem. I was promised by concierge and reception to speak to the hotel manager, but this never happened. Probably they were busier with something much more important than their customers. We were told that the the gym was managed by a vendor and the finger pointing started. While I mentioned that I'm a customer of the hotel and I should not be interested about their vendors strategy and how they manage them, I was repeated 4 times that they were an external vendor, like this info should have satisfied me. After 2 days of problems the only solutions they offered was to waive the Valet parking and offer a 150$ of credit. Please note the total amount represented a low 1 digit % of the total bill we paid for 2 nights!!! Way to go to compete with high standards hotels. Good luck!

Overall I enjoyed my stay but definitely expected more from this hotel considering the high price and positive reputation. When we arrived there was a long wait for our room, and the staff was not able to provide an estimate on timing. The walls were thin with no noise protection from the hallway. Conversations outside the door were very audible inside the room, almost as if there was no door at all. The housekeeping staff frequently had loud conversations with each other across the hallway. The view from the balcony was nice, but there was consistent noise pollution from trucks, landscaping equipment, and heavy deliveries just outside the room throughout the day. (we were above the 1 residences entrance which seems to be some sort of loading station for two buildings) There was a large 2-3 inch gap on the bathroom door compromising privacy. The door was also without a lock. Our shower ceiling had considerable water damage. The shower tiles and drain could have been cleaner, but the water pressure was good. The toilet paper was very thin/cheap The housekeeping and minibar staff, while attentive, were overly persistent about getting into occupied rooms without a clear system to indicate if cleaning was requested. The cardboard "Do Not Disturb" signs frequently fell off the doors. Depending on the wind speed/direction, if the balcony door is open the hotel room door will slam shut extremely forcefully which is very loud and could potentially be a hazard

This was such an amazing place to stay with my family and a friend. We stayed in a 3 bedroom with a balcony and ocean view on the residence side and it was more than enough space for the 4 of us. It was the end unit farthest away from the elevator so it was very quiet and we could barely hear the south beach nightlife at night (could not hear at all with sound machine). My 2 year old loved the home as well as being right on the beach and steps away from the pool. Brenda at the sandbox/center pool was an absolute angel, going above and beyond to make sure we had everything we needed. I can't believe she remembered our names let alone drink orders 2 days later with the amount of people at the pool, someone needs to give Brenda a raise. Love the sustainable mission of the hotel, from the compostable "plastic" cups and seaweed straws, to the filtered water from the faucet. We saved so much plastic by being able to drink filtered water from the kitchen and it was amazing that they provide ice water stations and sunblock by all of the pools. I feel so relaxed after a few days here and can't wait to be back!!

Me and my Daughter stayed at the 1 hotel and had an amazing time. the hotel exceeded my expectations. Ruby at the front desk was awesome, she has great customer service and really goes above and beyond to make you feel welcomed. Even the guys at the front door are very helpful. This is definitely the best hotel in south beach. Do not hesitate to stay at the 1 hotel. You will not be disappointed. The hotel is super clean and has a wonderful fresh smell. The rooms are very spacious with beautiful decor. I can’t wait to come back. This is definitely my new home when I’m in Miami. The hotel is also great if you’re celebrating a birthday or anniversary. They have a roof top restaurant and bar and pool, private excess to the beach and in walking distance to other restaurants it would make a great romantic getaway.
