Back then in 2018, I stayed at Tokyo Ariake Bay Hotel and I was a solo traveler. The location was great! Near the minimarket, bus stop and station. The service was excellent. Pretty confused when I arrived @ 11 AM, the hotel staff told me that I can't access the room bcs it was cleaning time. Before 10 AM you need to get out from the room before the cleaning time. It kinda hard if I left my belonging inside... But the service, room and all of their facilities was great. We need to left our luggage near the receptionist area before we entered to the locker section.

I needed a single night stay in Tokyo due to some travel issues. This place wasn't too bad to get to for a person who used google maps. But it was quiet and a good if not firm/hard mattress. The staff was helpful and understanding of my language barrier it made for a relatively easy check-in. I'm not sure but I think this is an adult only hotel. And men and women are on different floors. The only heads up I'd add is that there is not much for nearby restaurants, just a Lawsons and 1 restaurant at the end of the block.
