Cannot beat this location if you want to be in Gion, and near the geisha theater and Yasaka Shrine. Great value. Clean, with attentive staff. Small rooms (double twin), with little for space outside of the beds (for suitcases), but we managed. Decent buffet breakfast that was easy to pick through for gluten free food. I am symptomatic celiac, so cannot say if it was celiac-safe. NOTE: I booked through hotelsDotcom, and their website had incorrect information. THIS HOTEL LOCATION DOES NOT HAVE COIN LAUNDRY ON THE PREMISES. 9-minutes walk from this hotel, there is an excellent 24 hour coin laundry (with change machine that accepts only 1000JPY bills). Service at the location was great. The downsides are that our room smelt like smoke and the location is not close to a JR station. With that being said it's an easy ride to Tofukuji and the area are the hotel is amazing.

Very disappointed. Airconditioning wasn't available since they put on heating instead and autumn only started! They didn't inform us nor was it in the fine print that airconditioning won't be available. It felt very suffocating in the room and I've been sweating since we arrived. The window can only be opened by about 10cm and they can only provide 1 small fan per room. It's the first time I experienced fan only hotel room.

Room size was subpar for the rates, you're basically paying for the location. I was able to touch wall to wall with outstretched arms. Poorly laid out closet sized rooms, hotel room photos are deceptive, rooms are reminiscent of a prison cell. Can't even watch TV from bed without having to actually rotate from stand. My most ridiculous Japan hotel stay ever. I have no issues with a small room, this one was totally unusable.
