The location is superb, the room and bathroom were clean. Breakfast is cereal, milk, toast, jams, coffee (served by wonderful hotel manager). They are remodeling the outside of building but no noise during the night, safe neighborhood. It is a simple place to stay, geat price.

For a place which costs ~€150/night (£260 for 2 - they offered me a discount of £10 for my stay)., still, I expect certain standards. This place certainly did not meet them. Advertised the rooms are clean and tidy. Yet when I arrived, the first things I noticed were ringmarks on the carpets everywhere. Burnmarks at the bottom of the staircase. A musky smell throughout. I'm sure they clean it well, it wasn't filthy. But everything looks overused and very worn down. The bed has those old metal spring boxes. Small things like: There were no glasses, no WiFi, no bathsoap (there is a bathtub, for this price you can throw in some of these amenities in my opinion). It is mentioned there is breakfast. All I saw was 3 dry cerial boxes and thats it. No milk, no water. Or I think I had to fetch it from the refrigerator myself. I ate breakfast somewhere else. When I arrived, the guy was friendly. I wouldn't call it service, though. All he did was say "if you go up, your key is on the door" and "is everything fine". At the time for me, all I could say was "yes". The location is neaby some very good restaurants and close to the underground. For that it is a good place. The price might also be the season, I came here just on the weekend of black friday. But still ... €300 for 2 nights is expensive for this type of place. They have to clean up. They don't open before 8am. So if you need to checkout early (I had to leave at 7:15am), you have to call their landline number and they ask you what the amount is you have to pay. 😅 This information isn't provided anywhere.

If you're not planning on staying in your rooms alot then Avoca is great for you. We paid 170 pounds for 2 nights for 2 people. The rooms do have a little bit of a smell but are clean. The water pressure in the shower is very low but other then that it was clean. If you're on a budget and don't care about anything but cleanliness this place is great

If you are looking for a Hilton or 5 star hotel experience, this is not for you. However, if you are looking for a good sleep, in a quiet, clean room, with a light breakfast of cereal and toast, this is the place for you. Rohan is a most wonderful host. He thinks about his guests, such as offering suggestions of where to visit and which tubes/buses are best for your routes. The house is located near to Swiss Cottage underground station and is just off Finchley Road. Direct tube access to Oxford Street and the Jubilee Line. Near to Primrose Hill view point, London Zoo, Camden Market, Regents Park. The price you pay for the room per night is extremely fair. This is an affordable way to visit and while the house would benefit from money spent by the owner, I am looking forward to returning. It's not every day you eat breakfast looking at a million pound street! Thank you Rohan!
