Best Staff! Very tentative and kind! Clean and tidy hotel. The hotel is close to everything! Downtown park and lights are just a 7 minute walk away. Breakfast was sufficient. Coffee shop is exactly across the street. Room is spotless clean and very comfortable and quiet. If you're there during the rain, I really recommend room 419 for an nice view through the window with a hot cup of coffee.

Holiday Inn Express and Suites Omaha — I would have totally given five stars: The rooms are new, quiet, very clean and spacious, etc… but only one fly in the ointment unfortunately brought it down to four. Parking is a problem. Unknowingly, any hotel inside the 80/480 Downtown ring requires you to pay for parking (this may be common I bigger cities as well, but I honestly don’t know as we don’t travel to to them that much). This is fine, but Holiday Inn Downtown contracts the management of the parking lot they own out to a subcontractor — and that management company requires you to have a smart phone, in order to pay to & park there… the parking fees cannot be tacked onto your hotel bill. I refuse to follow the modern trends and carry one, so we were without parking during our stay. Now with that said, the hotel management helped us find parking on the street which was free at the meter on the first night, since it was a holiday (as I recall)… but if you’re the few like me without a smartphone, then you’re out of luck on parking and/or are plugging the meter on the street every few hours. Also, the telephone number listed for the subcontractor inside the lobby — the number you’re supposed to call for any questions/concerns about parking — they picked up the phone after we dialed but immediately hung up without even saying hello… so in summary: The Hotel - 5 stars — but beware on parking and do come prepared if you are driving.

Hotel is in good shape, almost like new. Complimentary breakfast is great and so is the staff that prepares it. Rooms are in good shape, but we found hair our sheets. The downside is the parking is horrible. Not enough spaces and it cost 15$ a day. Hotel Inn corporate should take a closer look and the parking situation and why they charge so much.

I made a reservation here. Went to check in and they didn't have my room. Was told that something must have gotten messed up and was assured my card wasn't kept in file. I found a different hotel for the night which was no problem. But my card was charged and the general manager is saying I was a no show which is funny because she was standing at the desk when I attempted to check in. She is now refusing to refund my money. I've asked for the cameras to be checked but keep getting the run around. I am livid!

I was very disappointed with this location. Pictures make it seem a lot different. Parking lot was super sketchy at night, I seen random people (shady) walk by on multiple occasions to check cars out and such. So if you want to pay $15 for parking and get your car stolen or messed with be my guest. Hotel receptionist was beyond nice but unfortunately wouldn’t let me cancel my reservation due to me not being happy with the hotel. We went into the room to find a whole HOCKEY TEAM MAKING ALL KINDS OF LOUD NOISES (11pm at night) and they didn’t seem to care. I talked to the desk guy and he moved me to a different floor on the other side but that didn’t help as there was people yelling and wrestling all over the place, people running in and out of the elevators. Super loud and just chaotic. I ENDED UP LEAVING THE HOTEL AND GOING TO A MARRIOT WITHIN A hour. SO IF YOU LIKE LOUD AND CHILDISH PEOPLE, shady parking lots, people stealing luggage carts, and potentially getting robbed in the parking lot then this is the spot for you
