This is a budget hotel so manage your expectations on that. Reception is welcoming and modern. Staff are very helpful and polite. Will hold your baggage free before check in time if you arrive early. Room has everything it should. Comfy bed, shower, toilet, TV, kettle and hairdryer. I didn't find myself needing anything else. The location is brilliant. Very near Kyoto station and central Kyoto nightlife. Remember this is not a luxury resort hotel and you should not book it expecting such, but as a place to sleep whilst exploring Kyoto it is fabulous.

A very good experience. The reception is present till 24 00, so we had no problem with a late check in. Very nice staff, they answered all our questions about moving around Kyoto and where to rent bikes. We did not have breakfast because we did not want to, so I cannot say anything about it. The room was super clean and had all facilities we needed. The bed was comfy. GREAT STAY OVERALL!!!

Location is about 10mins walk to Kyoto Station. The bus stop is just outside but only for bus no.18/64. Room is okay for solo traveler and bathroom is nice and clean. The old woman at the front desk were attentive, the other younger lady is very helpful and polite even though their English is not fluent. I stayed at new building. However the Caucasian male receptionist were only helpful only to Europeans and Americans, unwilling to help and communicate to Asian guests. Strange attitude and narrow mindedness. They charge extra on top for city tax at 200¥per night per room.

We stayed here for 5 nights, asked for a "Please do not disturb" sign on the first night (which has never happened before), and we were indeed never "disturbed" for the rest of our stay there even when we took off the sign on the second night. They did not even bother asking us if we needed any fresh towels for 5 days, and no bath robe was provided. It was the most strange housekeeping rules we have ever experienced. We had to move the bed to make room to open one of our larger suitcases and it was dusty as though they have never cleaned under the bed! You don't have room to swing a cat around in the bathroom, but that is just to be expected. The tap system for the bathroom would be very confusing for people who don't read Japanese or Chinese as there is no English instructions. The automatic shut off system for filling the bath was convenient, and the size of the bathtub was decent. The location is decent, only about 5 minutes away from Kyoto Station Hachijo Exit so it is easy to get around Kyoto from there. The free hot drinks are lifesavers on cold mornings, the hojicha was delicious, and so was the miso. Would I come back here? Hmmm, I think I will stay somewhere else.
