Pros: - Free stocked minibar with soft drinks, beer, Prosecco, and wine that gets restocked daily - Decent size room - Good TV hookup for Roku - Good WiFi - Nice size bathroom and shower - Bidet - Nice warm lighting in the room - Outlets on each side of the bed Cons: - They did not honor our Expedia perk of a room upgrade, which would be fine if they didn’t have room available, but we checked online and they still had upgraded rooms available for the nights we were staying there as it’s off-season. They weren’t really nice about it either. - Absolutely no view from the room or natural light coming in as you’re facing an alley that is very close to the window - Poor window insulation as we were able to hear everyone that passed in the alleys - No way to get fresh air - The thermostat light is super bright at night - No way to store luggage out of the way - Sewage smell in the staircase - Due to the lack of view and more modern looking rooms, it’s easy to forget you’re in Venice when in your room - Reception area is sadder than a poorly lit cubicle and almost as small as one. No lobby or area to hangout outside of your room.

Very happy with our stay in Venice. The woman (who appeared to be the owner) was very friendly and not only showed us to our room when we arrived, but also showed us how to use various things in the room which was appreciated. I always give extra points when there are free snacks and drinks and this room offered many bottles of water, juice, beer and other drinks. My only tiny complaint is that I could hear some noise from the alley, sounded like a restaurant nearby doing dishes, but it wasn’t loud enough to stop me from sleeping.

Unfortunately I was there for only one night. Very pretty, cosy and modern place to stay. The location is also perfect. No lobby, bar or restaurant. But this is absolutely not necessary as there is plenty around the corner and the lovely concierge is always available for a nice recommendation. Definitely worth a stay if in Venice.

Great Location, incredible style, new, amazing rooms. But 4 stars is the maximum in my opinion. It is boutique-style, and that is what you get. The hotel has a small front office, it has a small lobby and offers close to no services. We had experienced hot water issues in the shower (cold showers). They did their best and offered to switch us to another (lower standard) room, where the same problem occured. I guess the building has a general problem with hot water during the typical hours (mornings and evenings) when everybody takes a shower. They kindly offered a partial refund for the inconvenience! Fair price! A/C barely working, they put a Dyson fan in the room. But this doesnt help on a very hot summer day.
