Very happy with our stay here. Good location, quality room but with a very firm bed, and we had our own bathroom (I think most rooms are a shared bathroom). Service was good with them coming every day to clean. Location is good with it being right off one of the larger squares/piazzas in the city, Campo Santa Margherita. It’s got lots of good restaurants and a cafe and even a couple of grocery stores. It is known as the party piazza, so be aware of students partying and drinking late into the night. Pro or con depending on who you are. It didn’t bother us too much. It is quite a walk to get to any of the typical tourist locations in Venice from here. But, if you’re looking to avoid the crowds (holy cow the crowds!!) this is an excellent part of Venice to stay in.

Neat room with shared toilet and shower The room was changed and bed made daily. Clean bath towels daily. Friendly staff at check-in for questions. Room with air conditioning and window. Location is great on a square. Recommended Osteria Alla Bifora around the corner.

Simple rooms, good cleanliness, suitable for those looking for the essentials to sleep, but have the convenience of traveling around a lot. Exquisite staff, especially Mrs. Raluca of great kindness.

Until I received the confirmation email about the reservation, I did not see anywhere that the rooms have a shared bathroom and toilet. (I also read this afterwards) and this is how they advertise themselves in the pictures. After a 600km journey, we got there at the time we specified in advance at 10:00, but we had to wait until 3:00 in the afternoon to check in because it took 5 hours to clean a 5 m2 room with a bed and a small table. We went to see the city until the 5-hour wait was over and when we got the key, we were confronted with the fact that for 166€/night there is 1 bath and toilet for 4 rooms, which are constantly used by the guests. We caught ourselves and immediately returned the room key, then headed home, which was 600 km, so thanks to the incomplete information provided by Residenza Briati, we had 5 hours to Venice! That's why I don't recommend it to anyone... not because they rent out small, musty and smelly rooms at a very high price. But unfortunately they can.
