Courteous manager and is really close to San Lucia train station. Missing toilet seat. It would be preferable if the windows were equipped with screens to keep insects out when they are opened. Also, in situations where the canal smell is unbearable, guests should have the option to run the air conditioning.

Really nice people working there, made sure we got there safe. Helped us to find our way in the city and did some suggestions. Small but really clean and tidy rooms, big bathroom, no refrigerator in your room it self but a shared one right outside. Airconditioning you pay separately but it's really cheap and a must. Bit hard to find if you don't know where to go but they help out with that. Overall lovely stay

Good choice if you're looking to escape the chaos that is Venice. This place is located in a part of Venice that isn't crowded during the day, which is a blessing. At night it's packed with young people due to the effluence of pubs and bars. Walking distance from the water-bus station leading to Murano, Burano and the Venice airport. Out room was overlooking a small residential garden - felt very homelike. Located next to several good restaurants - but you HAVE TO RESERVE A TABLE AHEAD OF TIME, at least in any worthwhile restaurant. Seems like the room we were in hasn't been renovated for a while (dirty walls, slightly damaged furniture). The room itself was very small. We couldn't work the air conditioning.
