If you're looking for a mid range accommodation with all the necessary features for a great holiday, the Tropic Sands is great value. Location is ideal. Close (3min walk) to the surf club and 4 mile Beach and an easy (5min walk) to Macrossan St. It's not Peppers level but for us was sufficient at a great price.

The location is excellent as it is close to restaurants, shopping centre and beach. Laundry, although was 2 2 flights of steep stairs was available free of charge. Provided a good amount of items for use. The bed was comfortable. Sheets and towels very clean. Unfortunately the seating was extremely uncomfortable, except for the dining chairs. I knew it was a 3 star establishment as was difficult to get in elsewhere for the length of time we wished, however there should be still a high standard of cleanliness. The tiled floors need a good wash as they were very grubby. Got dirty feet when walking barefoot. Pulled the sofa out to watch TV and was a mess underneath. The bedspread had some marks on it. Internet was off for a couple of days but that was fixed. The staff were all most helpful. I think we were unlucky to get the unit we did as a couple of others we saw had better fittings. Not sure if they were cleaner. Sadly a mixed stay. Felt it was overpriced.

A really nice small place that left a sour taste in our mouths upon departure when the cleaners came and asked us to leave before the check-out time of 10am. These people were extremely rude and made several comments about the state of the room despite the fact we had raised those issues (such as the shower curtain being broken with the property management in previous days). They were also extremely unhelpful in relation to our request to leave bags outside (on the balcony) on checkout day as our transfers didn't arrive until 12pm. There is no place to store bags here after check-out and to be given eye rolls at such a request was particularly disappointing. Its not an unreasonable request and most places allow bag storage after check-out. I appreciate these are small things, but the general manner of the cleaners and management I found to be highly unprofessional given the industry they work in. Will not be coming back.
