Really cool and unique hotel! Lovely rooms, great breakfast which changed a little each day. Access to laundry and a little DIY bath salts stand which was really nice quality. Location-wise, it's not super close to the station but still in walking distance.

The staff is nice and the rooms are a decent size, but there's no getting around the fact that the building is old. All the fixtures in the bathroom are old as well as the room itself, like the giant HVAC unit by the window. Another thing - wifi signal gets weaker the further away from the first floor you are. Also, if you can, request a room on the side opposite of the elevator because the machinery noise from the building(s?) next door was loud enough to disturb my sleep at night despite being on the fifth floor. You'll also be charged for any domestic calls you make on your in-room phone, so beware. Other than the above, the staff are very nice, the breakfast is really good, and the location is convenient too (fifteen minute walk from Kyoto station and a number of bus stops within ten-minute walking distance - they sell one-day bus passes at reception, which was very convenient). The first-floor lounge area is a nice place to work in during the day.

Nice hotel that has a unique quirky vibe. Foreigner friendly, the staff are lovely and do their best in English (and also are tolerant of my broken Japanese). Rooms are clean and comfortable. Space may be an issue with suitcases, but we made it work. Only a 10 min walk from the station, it's really not that far.

Very reasonable (8,000¥ via Rakuten Travel) and very sophisticated hotel. The service is kind and very good. The amenities including self-made-bath-salt are good. You can use a bicycle for free (up to 2 hours). You can feel oldness from the TV, the AC and the bathroom. The TV is small, the AC is bit noisy and the bathroom is typical Japanese business hotel style. The major negative point is a distance from/to Kyoto station which takes 15 mins walk. If you take taxi or bus, its easy to reach though. There are Lawson (convenience store) and small supermarket nearby. The breakfast is amazing considering its price.
