Overall, a great stay. The staff is super nice (including our young but very knowledgeable bartender Max). Breakfast was very good with both cold buffet and hot dishes (e.g., full Scottish with haggis and blackpudding). Very conveniently located within an easy walk to the train station. Checkout time of noon makes it stress free on departure day. Very modern room included bathrobes, slippers, etc.. Would I stay again – yes! That said, I will respond to an important point that might be lingering on your mind. Is the place haunted? Being in Edinburgh after all, where every seems to date hundreds (King Malcolm III, medieval times built his castle at Edinburgh), if not thousands of years (early human traces to the Bronze Age 8500BC). Yes, definitely, at least so I thought hearing the occasional sliding of chairs across the floor, the shuffle of feet traipsing across the floor above and the odd creaking in the wee hours of the morning as if a poltergeist were at work. However, as a glimmer of lucidity crept in (watch out for the wee drams as they accumulate over the evening hours or the Cannonball Gin at 57.2% abv – thanks Max!), I realized that our room was directly beneath the reception floor above and that my poltergeist was in fact no other than the person at the front desk. I did mention this to the front desk on departing and was informed (along with an apology) that the whole front reception area is being redone shortly and this issue should go away. Regardless, I would still go back but just not in the same basement room.

A lovely boutique hotel on central Edinburgh. We were bumped up to a junior suite on arrival which was a lovely treat. The hotel had very warm and friendly staff, and a lovely bar and breakfast room. Our room was very comfortable with great climate control, a big bathroom with rain shower and a lovely sitting area. Would definitely stay again.

Honestly, I just expected more for the cost of it. I requested a high up room and was given it, but my room was tiny. We're talking room enough for a small "double" bed, and just enough space to approach said bed easily from one side. TV basically stuck to the end of said bed, as wide as the bed itself. Tiny floorspace beyond, could probably touch both walls simultaneously. Bathroom was nice but the toilet was crushed into a corner, so sitting down, my knees almost touched the wall ahead, and bafflingly the radiator was on the wall immediately to the right, encroaching on the seated toilet space. For transparency at check in I was offered a larger room, but it would be further down the building, and I always much prefer the upper ends of hotels, particularly for views. No such views here, just the backs of buildings. The check in was also rather shaky, as I was first off not found, then when found, told I had 1 day (I had 6). All resolved, but still, not a great start. Took advantage of their breakfast once, but... did nothing for me. A small selection of breads, some fruit and yoghurts, and a baffling cheese section that had no place to really cut/prepare, so I had to put my plate down (no dedicated space to do that, either) and reach into the cheese platter to cut it directly in the cheese section. Frankly, not worth the bother.

The hotel is comfortable, near the tram stop and mall. As the window was on the street, we woke up several times with noise coming from the street. My husband had breakfast and said it was average. Chocolate offered in the bedroom was old. The most annoying thing for me was to discover I couldn't open the window to refresh the room, and when I tried to open it, I discovered spider webs around and inside the window. At the check-out, they tried to charge us more, and if I didn't have how to proof with print screens and emails, I would have to pay extra. We won't come back!
