A bad experience. We booked for one week in December. The second day, no more hot water, no more heater... Although the period (new year's eve) they were reactive and nice people. They came twice to try to fix the heating system. In vain. After two days of cold showers we decided to move to another hotel (December 31st !!!). Total overspending : 1600€ I could rate 1 star due to the experience but the owners are not bad person and they seem sincerely sorry for the issue

Location is super if you're interested in walking to visit major attractions! We did not use any transportation during our stay. Room is clean, smells great all the time (v. nice diffusers), spacious for families, very good espresso machine and Ruby, the room service lady was amazing! Check in is a bit confusing because we checked in late at night. This is not a hotel with a front desk and is not staffed after hours. The suite is located in an old building with a passcode for entry to the building. Make sure your phone is charged and check your email for communications from owner that include the access code for self check in. Initial email communication was in Italian but we got some help from a nice guy working across the street. Owner speaks English and was very responsive to emails. He also arranged for transportation to the airport at a great rate (flat rate of 50 euros or 70 euros for a van). Would definitely come back if i find myself in Rome again!

I have booked it my mistake via external site and i requested cancellation from the owner just after a min but it is not canceled and host ask me that if they found someone else then they will refund. So i decided to stay there and when i about to reach to the hotel host said we found someone and can refund me, even they canceled the booking of third party by giving 30 discount. So customer service is not very good stay at your own risk Pros- Near to colosseum Easy to travel to most of the famous location Cons Very old building No elevator No breakfast Very expensive (130 euro a night what i paid) No Customerservice No 24 hour Helpdesk

Can't fault this place. Boutique hotel in the heart of Rome, a 5mn walk from all the restaurants and bars. Rooms have white walls, high ceilings with exposed beams. It's clean and a decorated with taste. Staff was lovely and invisible. Room quiet (windows give on small court), bed on the hard side. Bathroom and toilets clean with a hotel feel (soaps and clean towels). So far, really good stay. Would recommend.

Lovely room, en suite bathroom and A/C unit. Location couldn't be better, with the Colosseum and the Roman Forum within walking distance, and all the restaurants on Via Cavour just a few steps away. Small business run by 2 ladies, and they've poured their heart & soul into this place. My only complaint is the lock on the door to the level. If it is locked from the outside it cannot be unlocked from the inside. This is obviously a fire hazard. In my 4 night stay I was locked inside twice, and had to call the owners to let me out.
