Old style B&B and pitched at the correct rate for what you get. Rooms & communal areas are tired in areas but clean, Beds & pillows not the best but not that bad. Towels fresh & a decent shower. Good connections into the city, bus stop right outside & tram a few minutes away both around 15mins to town Member of staff I met was polite & helped us with key safe & check in.

NOT WORTH THE MONEY. Really pains me to leave such a poor review, but I don’t want anyone to have to be as shocked as I was when arriving at this “hotel”. Place looks NOTHING like the pictures, it’s old, run down and dirty. Arrived to a room that smelt of mould, had a broken window, was moth infested and worst of all had visibly stained and dirty linens. There are never any staff around, except a couple of cleaners from time to time in the morning. Who were very nice, but never provided a turn down service. However should you need to contact a faculty member they are very responsive via text and call. Always very helpful. When I found my initial room was dirty, I was immediately upgraded and able to stay in the cleaner room the rest of my stay. However doesn’t excuse the price we paid for such a poor facility. Although I appreciate the effort to make things right, I will not be returning and I suggest you stay somewhere else.

Good things: The location is really good, we loved the view from the window, just lovely. If to like to excersise or meditate, there's a nice park just in front of the hotel, also the bus stop is just across the street, where (take bus 1 to go yo Princess Street, then take 35 there to go back). Bad things: It doesn't feel quite clean, the bathroom had mould and the beds are like sunken in the middle.

While I initially hesitated to leave a review, my mom's health condition is bad becuase of dust in rooms and the challenges we encountered during our stay compel me to share our experience. Despite these difficulties, I believe that providing feedback can be valuable for both future guests and the establishment, fostering improvements and better stays in the future. The management had responded to my concerns via email, assuring they will address the issues. However, I hope for a more tangible resolution that goes beyond a standard reply. 1.We found it a bit challenging to seek assistance since there wasn't a reception available and everything was managed online. This made it somewhat difficult to address any normal questions. (No customer service) 2.The hand wash dispenser in the room was broken, which made it impossible for us to use throughout my stay. Given the importance of Covid-19 precautions and health hygiene, having a functional dispenser is crucial. 3.The 2-bedroom room lacked curtains, preventing us from getting proper sleep. The light entering the room was disruptive and affected my comfort. Tried to use towels but no luck. Additionally, we noticed that the room was quite dusty. Unfortunately, this has had a negative impact on my mom's health, as she has a dust allergy and hasn't been feeling well since our stay. 4. At around 9:00 am, a maintenance person entered the room for some work. While he politely asked for permission to enter, I believe that if our checkout time was at 11:00 am, we should have had more privacy.

My family and I went to spend a few days in Edinburgh, we looked for many places and this was the one with the best reviews, when we arrived it was the opposite. When we arrived, we were going to have a coffee and the first surprise, the jug where the water was heated was full of rotten milk, you could see that the milk had been spoiled for several days. Seeing that I started to check the room and the bathroom had hair, the beds had hair, and the white sheets were full of stains. I immediately called to complain and sent photos, I spent almost 1 hour asking for a solution. I was running up and down, all over the place, entering dirty and unpleasant and occupied rooms because there was no one to do it for me. Not only that, but I had to put up with the employee questioning that no solution he "gave" me was good for me. It was very rude and unpleasant. This place has good reviews but I can say that it is not true at all. PD:
