lovely guest house in the very clean , beds are comfy , basic for your needs and good price . about 10/15 min walking distance to Playhouse but also plenty buses x

Interior badly in need of an update- could do with fresh paint, carpets etc. Bathroom not very clean, mildew in the shower. Given the quality, it was overpriced at over £100 per night for our stay. Located close to tram line so at least that was handy.

I was checked by a pleasant lady whom helped me with my case down to my room as there was no lift. The room was clean as was the bathroom however it was tired looking. Unfortunately I was awoken 1.30am as my legs were wet due to a leak coming from the bathroom above me dripping down through the light. Stains on the ceiling shows that this leak has happened several times before. Fortunately there were 2 bed in the room and travelling alone moved to the other. Sleep was then hard to get as my neighbours were noisy I did wonder if it was workmen fixing the leak. I primarily chose this hotel for proximity to the tram to the airport combined with price On hindsight I will choose closer to the airport and spend a bit more next time.

Great location in a quiet road with on street parking available nearby. Easy walking distance to Leith Walk for restaurants, bars, coffee and shops and about 20 minutes walk to the centre. Aside from the lady who gave me the key at check-in I never saw any staff. The room itself was somewhat "tired" and in need of a refurbishment. The bed was comfortable enough with clean bedding and the room was warm during a very cold weather period. The WiFi worked very well. There was some mould in the bathroom and the flooring and decor a bit shabby. The shower was quite a tight fit but with an excellent pressure. There was always plenty of hot water and the towels were good. There was a kettle, tea, coffee and milk as well as a hairdryer in the bedroom. The room was reasonable value for money. I would stay again.
