3 star service and 4 star rooms in a 5 star building. You can enjoy your stay with the proper expectations. The views are stunning and that is the main reason to stay here. However, 5 star hotels are the Mandarin Oriental or Raffles or sometimes an excellent Hyatt. The service here is nowhere near that. We had a week in Tbilisi and stayed at the Biltmore for 4 days, and once the view lost its novelty, we went to another hotel. Service shortcomings include: (1) No particular friendliness of staff and sometimes surly. (2) Overall level of English is 3 star, not high; I had problems even ordering food and drink. (3) Pool area looks beautiful, but you cannot have a drink poolside and there are screaming kids. (4) At the breakfast buffet, tables aren't clean on entry and you set your own silverware. Many other small points like this make this, yes, an overall 3 or 4 star hotel. Also the rooms have shortcomings, like (1) the weird glass window of the bathroom has a curtain that doesn't quite close all the way, so when you are in the bathroom and your partner is in the room, they need to stay on their side of the room so not to get a glimpse of you on the toilet. (2) The soap and shampoo are in squirt dispensers in the shower - well again that is not a 5 star hotel.

To be fair the rooms are very old and probably management should think seriously to do a full renovation. Service is poor specially at F&B obviously there are a lot of areas of improvement in F&B Staff is not efficient when it comes to communications. Called room service to order breakfast but they ask me to call housekeeping to get my order 🙄 which doesn't make any sense 🤔 I would definitely think to stay somewhere else in my next visits
