We stayed here whilst visiting the Edinburgh Xmas markets. We booked a triple room; comprised of a single bed and a double, it was very spacious and clean. It even had a sofa but there was still plenty of space for us, our luggage and the extra shopping we did. The beds were comfortable & the room had a tv, tea & coffee making facilities & an en-suite. Breakfast was a self-serve continental breakfast; with plenty of options & a nice relaxed way to start the day. The guesthouse is a very short walk from priestfield rd which is well-serviced by buses into the city (we never had to wait more than 10 mins), but the guesthouse is close enough so that taxis aren’t unreasonable (about £9-10). If coming by train with luggage, I’d probably recommend getting a taxi as the buses can be very busy at the weekend. Duncan was very helpful and knowledgeable about the area. Helped us with our bags at both the start and end of our stay & was always friendly when we saw him during our stay. Would stay again.

Affordable guest house located close to the centre of Edinburgh and a nice park few minutes from the property. Sure is not five star accommodation but it is clean and the very laid back and friendly manager make you feel at home. Breakfast included in the price a welcomed plus.

Affordable and close to the city, which is about a 20 minutes walk away. Breakfast was nice with some good options and catered for my gluten free diet. Duncan was very helpful and even helped at 1am when I had forgotten my room PIN.

I stayed here for two nights, while visiting Edinburgh, and it was really pleasant. The room that we stayed, which was for three people, was really comfortable and clean, with a private bathroom. The breakfast, that is included, is great, with different types of bread, yogurt, fruit, tea, coffee, juice, cereals, croissants and eggs. The beds are really comfortable, and the rooms are warm, with heaters. The bathroom, although small, have a great shower. Loved the view, to the Arthur's Seat. It is really fantastic. The owners are nice and really helpful, they helped us with some informations about the city and they were always concern about our own comfort. If I ever come back to Edinburgh, I will look for this place! Totally recommend it.
