The only plus point is the cleanliness. Apart from that people should avoid this place. The hotel is located at a dark alley and hard to find. The worst thing about this hotel is the receptionist. Check in time was stated as 2 pm to the next morning. We arrived at about 8 pm because of a flight delay and could not enter the hotel. The telephone number at the door does not work multiple times until at about 9 pm. Someone finally answered when a local helped us call. We keyed in the password to the main door and enter. The room key was left at the reception in the envelope. The next morning we asked the receptionist and she said that shes off work at 4-5 pm. She sounded that it is our fault and no applogies was given. She even blame me for not calling her... By the way, It is not true that she is there until 4-5 pm. We were there at 3 pm and shes already gone.... Another envelope was left at the reception with someone elses key.. Good luck to the next victim.....

Everything was exceptional. We had a room at the lowest level, with the window straight facing the canal, and or was great. Unfortunately, it seemed that someone either had been smoking outside or in the room some time ago, so the room had a little weird aroma of stale tabacco smoking, but other than that no complains. Location, room, service, bathroom, air conditioning - everything was really great. It is a bit pricey but totally worth it. Attached is a room view photo. You can literally seat by the window and wave to gondolas with folks going by it both directions

Beautiful hotel and very spacious room we stayed in with the family. The room is looking over the canal and next to an entry for the gondola. The room is old by caracter but has al you would want to have from a modern room. The bathroom is very modern and big. Location is great (9 minutes walk to San Marco square) Breakfast was ok, but nothing special. Next visit to Venice will be with Ca'Amadi for sure. Grazie mille.

Lovely small hotel away from the hustle and bustle but a 2 minute walk to everything. Room was lovely, bed so comfortable, fantastic power shower and despite others saying the breakfast wasn't good - I found it excellent - coffee, tea, bread rolls, fruit, cereals, fruit juice and lovely pastries what more do you want? Great room cleaning service. Only problem (not hotels fault) were the mosquitoes! We were bitten everywhere so take cream, a plug in and close windows.

Superior room had one window onto some sort of open corridor which apparently had been designed the smokers corner causing smoke to drift in our room when we opened the window. Smoking Russian guests refused to move away, reception was not attended (like most of the time) and reached by telephone was unwilling to intervene. Breakfast is sparse, unsmiling staff rather surly.
