Unstaffed. Property can't be contacted. Rooms are rebooked through a supplier. Cleaning staff doesn't speak Italian or English. When I asked one how I would check out the next day her manager said I had to be moved to another property, midway during my stay, because they overbooked. Room is dusty and the place run down. Beds are single and pushed together, hard and springy.

This lodge is all about location, everything worth visiting is not more than 300 metres walking, be it the St Marks basilica, Realto bridge, a couple of museums and what not. Also it is surrounded by a host of restaurants, including a few with Michelin stars. The rooms are average and have the basic necessities, though the desk clerk (well dressed but not a concierge) is available only till 4 pm after which they usually mint money using check in time clauses. They are quite strict with checkout time and charge some amount if you are late. Don't expect a view at this place, it's quite walled up. Lastly, the entrance pathway within the lodge smells of sewage 24/7, this doesn't permeate, thankfully, to the rooms but yes everytime you walk in or out of the hotel you will get wafts of unpleasantness. Lastly no lift, so yes if you have heavy baggage clearly you should avoid this facility.

THE WORST!!! This was the absolute WORST hotel experience I have ever experienced in my 40plus years of travelling. It put a whole damper on our trip to Venice. When we arrived at hotel at 4:10pm, the "staff" had already left for the day at 4pm...Ah La Dolce Vita and L'arte di fare niente! We had to call a number to get buzzed in. After 10 minutes of trying. we were finally buzzed in. The place was empty with keys on desk for late check-ins, not very secure or potentialyl hygenic if someone wants to use your bathroom before you arrive. I had rented 2 rooms, one for my teenagers and one for my wife and I. I had specifically rented one room with twin beds for my daughter and son. I had even called ahead to confirm that there was a room with twin beds and they confirmed that there was. In fact, the keys that were left for us were tagged as twin beds. However, there were no twin beds in the room. When we called to inquire, the inkeeper, clearly taking a nap at home and could not be bothered, said that the beds were twins pushed together but had one cover on it made up with one set of sheets. When we told him this is the same in every room but what we needed were the beds to have been made up separately, he said he had no patience for this. To add insult to injury, the room they gave us was half the size with 2 feet less of a ceiling for the same price as our bedroom. The hotel, which is really a house, is at best a 2star hotel and the service is dispicable and unprofessional. Stear clear of this hotel, I should have stayed just outside of Venice, paid half the price for 5 times the luxury and 10 times the professionalism than to pay these fees and put up with the equivalent of Venice's Faulty Towers.
