Beautiful building, really helpful hosts. Large comfortable room with balcony was lovely. The house is in a fab location, close to local amenities and within easy walk or some great attractions and restaurants. We opted to walk from the main terminal to take on some sights and stop for tea, a taxi ride is about €16 if you don't fancy the walk. There's a few great caffes close by for coffee and breakfast...all worth a visit. I'd recommend bringing your own hair dryer if you need one as the ones provide are the low voltage bathroom one. Overall a really good stay that I would not hesitate to recommend.

Good location, but trying to get to the build is hard, plus no signs outside the building, and sometimes no hot water.

Excellent, modern, spacious and classy. Walking distance to all major attractions. Very close to the Vatican. But for those who prefer it is also close to 2 major tube stations. Free mini bar in room, sky tv complimentary. Staff were really friendly and a lovely breakfast was included. Left luggage storage on day of departure. Let you borrow an umbrella if it rains. Really very impressed. I have stayed in 4 and 5 star hotels that this place knocks the socks of off. Thank you for a wonderful stay im rome.

Google had the wrong address, as such we arrived at the Fabio Massimo Guesthouse (the owners of which, aren't the kindest and don't answer the bell). Be sure to use the address that has Via Giulio Cesare. Hotel is pretty nice, we stayed in room 405 and the room was huge, definitely the biggest room we've ever had in Europe. It's even big by Anerican standards, that said I don't think other rooms are as big as this one. The hotel is close to alot of good restaurants and metro. Pretty decent price for what you get. My only complaint is the packaging for little toiletries they provided. It just wasn't enough in each of the packet for my liking. I understand they are trying to be sustainable, which I appreciate, it was just annoying squeezing a dollop of body wash out of a packet.

This guesthouse with Rafaela and her team is more than clean, comfortable like home, parking nearby. Modern and comfortable beds with white clean sheets, bathroom cosy and again clean, Italian street views . Good illy coffee for less than 1 euro in the room then downstairs at Sciasccia 1919 for the best Italian breakfast with the nicest waiters. Bought some beans and drank back home in Holland the best roman coffee.
