AMAZING hotel for a REALLY REALLY good price especially if you're splitting with friends/family. We managed to get a room for 3, which is cheaper than some hostels after splitting and so so clean. The sofa bed wasn't bad at all and the view of the city was so nice. It was also very conveniently located for a short stay in Edinburgh, and such a short walk to everything you'd wanna see. 6 min walk to Victoria street. love love love

Location, location, location! Beautiful rooms with ornate crown molding and high ceilings. The carpet could be updated and the grout in the bathroom refinished , but still... an amazing hotel. The staff were excellent and very accommodating. Right off the royal mile and up the hill from Waverly station and the Christmas market. Will definitely return. Thanks guys

The location is what makes this hotel. Excellent location and walking options. The rooms are needing some repairs in places. The walls and window frames have quite a bit of paint peaking off due to moisture and the overall presentation is now looking a little tired. Shower door didn’t close properly. Lobby and entry was lovely. Cleaning staff were rude unfortunately. Overall a very convenient location and the room just needs some updates.

The best test of good service is having an issue. When we arrived the heating in our room was not working. It was freezing. The front desk and manager immediately put us in a new room (not easy over New Years weekend). Location is amazing! Right off the Royal Mile and a short walk from Waverly and the castle. Loved our three day stay here. I WILL stay here again!!

I traveled to so many European countries and this hotel was one of the BEST. Best view. Our room direct view is Edinburgh palace Best Best location. So many important sites in edinburgh were less than 15 minutes walking distance. Great space of the room. Not small. High ceiling. And the most interesting yet so helpful one, they have towel warmer so that the bathroom will always warm everything we enter it. So mindful. Edinburgh is soon beautiful city. Fraser Suite completed the beautiful memory of Edinburgh.
