Stayed there for a night. Very clean. It was half-off the advertised price via Google search. Only paid 150,000 kip. I think it is cheaper when you go in person. Will definitely stay here again.

I stayed here for a good 3 weeks. Prices are cheaper when you book in person. They don't speak much English (i had translators). They have gates that open early and close around 11 pm but if you need accommodations they can arrange that. It's kind of far from the tourist places but you can always catch a tuk tuk down the street. I had my reasons for staying in that area. The rooms are fairly nice and roomy. However, they did not change out my bedsheets and blankets often. Nothing was stolen. A lot of dogs in the area and dark alleys, so be careful.
