Probably one of the worst hotels we've ever stayed in - yes, it's an old building with lots of history in a great location, but that's no justification for lack of necessary renovations. Rooms need serious updating: There's little to no plugs, carpets are sticky and stiff, the mattress has seen much better days, and the doors do not fully close. The bathroom was okay, and both rooms were clean. The "pool" is rather a small jacuzzi in a courtyard. Breakfast was terrible with lukewarm pancakes, soggy scrambled eggs & toasts, as well as instant-coffee. Definitely not worth the price, especially as there are so many better options around in Rotorua.

Really pretty place just outside the governors Gardens and within walking distance of the spa. It definitely has character and walks the line between having character and being dated. The outside and entrance is beautiful and has a ton of character, the bathroom is definitely dated. The rooms are somewhere in between. Service is nice except one person told us that one of our rooms had breakfast included but then we were charged for it.

A pretty, historic hotel with great service. A wee bit off the beaten path of main Rotorua, but quiet and very walkable. Right next to some good coffee and gardens. I will say the rooms are a wee bit dated, but all services you’d expect are there and the sense of taste is definitely there that I think we lack in modern hotel work. That said, try to book direct! The staff are lovely but seem to not be able to work well with third-parties like Expedia.
