Super good location that is close to shinjuku station. Even though it's located around the kabukicho area, it feels safe still and wasn't super loud at night. I could sleep well. Rooms were really basic, hot water for the shower takes a while to come but the room was spacious. They do not have a fridge in the room but can store in their fridge at the counter. Communication was really easy as they know English. The staff were really nice and friendly too. Booked it from Airbnb, place is affordable.

Not good but it works. Cons: No wifi nor fridge, smelly lobby, small bathroom, noisy neighborhood Pros: cheap, big room for Tokyo, comfortable bed, surprisingly okay smell in the room(was expecting a bad third hand smoke).

Very polite and helpful staff, even gave me an umbrella when I was checking out. Rooms are exactly as advertised/pictured. Easy walk to and from Shinjuku station.
