The room looked like in the photos but had a stale disgusting tobacco (smoke) smell. It lacked the facilities mentioned in the description. It didn't have appliances like an electric kettle, or microwave inside the room. It mentioned a kitchen space however, there was nothing like that, had to ask for cups and plates but all we received was a few disposable paper cups. We had poor sleep most of the time as we get interrupted by the noises. The guest house rooms seem to be built by separating a bigger apartment. Due to poor separation, rooms are not properly soundproofed. It is possible to hear vehicle noises intensely, and more annoyingly all the neighboring rooms (bathrooms, conversations, TV, etc). On top of it, the place is managed by someone who does his bare minimum and is not available. when you need something. Despite the listed 24x7 front desk, there's no response for a message after 20H. The check-in experience was not smooth either.

Paolo is great, very helpful and gentle. Amenities are a bit of a let down as the shower is very small and the WiFi is no good but, the mattress was quality and very comfortable. The floor was found dirty and sticky by Paolo had it mopped down straight away.

This room is the worst stay I ever had. It's not worth the money. Lacks appliances, wifi is slow (despite being said premium), front desk said to be 24x7 but the manager is never there. Manager who someone who always finds an excuse to a problem we mentioned rather than providing a solution.

The site is perfect. The room has everything, even a coffee maker and they refill your capsules when they clean the room. TV, refrigerator, air conditioning... Outside, in the hallway, there are some shelves with very useful things such as iron and ironing board for example. The owner is very friendly. We saw more hotels that had fantastic photos but when we went (a couple and my sister and brother-in-law stayed in 2 different ones) nothing to do with the photos, in the friends' hotel they had a blockage in the shower. My sister's room smelled horrible and was dirty. Overall, this is without a doubt the best. We will repeat when we return from vacation. The oldest ice cream parlor 3 blocks away, one block away, a laundry that for 8 euros gives you all your clothes on the same day. 30 min to the Trevi fountain, 30 min to the coliseum, 4 min to the subway (walking everything)... It's great! We loved the neighborhood too. We recommend it!
