The worst choice I made with this hotel. On the first day, I was accommodated in room 99, and my friends in room 98. Both being on the ground floor. These cameras are actually something of a horror. The intense smell of mold, the old furniture full of cobwebs, the floor was directly cement without even putting a carpet, without even providing some disposable slippers. I wanted to ventilate, I opened the window in the room and it was facing a wall... the same thing in the bathroom. At 6 o'clock in the morning, the hotel employees prepare breakfast and slam everything they have at hand, otherwise I can't explain the noise they were making, the coffee cups and plates fell from their hands. I asked for another room immediately the next morning. They made us sit with our luggage in the hall until another room was released. we were moved to the first floor, where it was better just for the simple fact that the smell of mold and noise was no longer so intense. otherwise the same. my friends had room 207 and the door didn't lock...basically anyone could walk into their room. I'm not the type to do bad advertising, but I don't want anyone else to go through this experience, considering that the price is not a small one. about 100 euros per night for something like this seems to me a lack of common sense.

Awful exeperience, worst hotel in Venezia. There was no heating, the room temperature was 14 degrees. Other quests at the elevator said that their rooms were unabareable gold also. It was impossible to sleep there. The blankets were very thin and dirty. The room and the shower was small and dirty. The staff at the reception was awful, very rude and the older man agressive. The staff did not want to bring extra blankets,we had 1 blanket for 2 person. As the result of our request for extra blanket the staff told us (two women) to get out and go away - sleep on the street! Breakfast was awful- only some raw croissants - we were afraid to get sick from them. Coffee was awful- tasted like the washing water of instant coffe cup. Would not reccomend the hotel to anyone, both of us are ill now because of the cold of the room. Ruined our vacation.

Reserved rooms at Hotel San Zulian, however on arrival there was a note stating for us to go to another hotel, Antico Panada just down the street. We check in and the bellboy takes down what I can only equate to as a labyrinth. Go up 2 flights of stairs, hang a right, go up a small ramp, a left, right, left, down a set of narrow stairs, through 2 security doors, up another set of stairs, but make sure you pick the correct ones otherwise you'll go to the wrong floor(??). Welcome to your room. It's such a strange building layout that Google thought I was staying in the neighboring hotel during my stay. The room AC unit sounded like it was about to take off like a jet engine. Bathroom splashed water everywhere. Our upstairs neighbor was wearing concrete shoes everywhere he went. Pillows felt hard and stiff. Otherwise, it had a nice amount of space. I failed to mention earlier in my description of the labyrinth that there are 2 elevators but they are the slowest, smallest elevators I have ever seen. You could easily go up and down the stairs faster with 2 broken legs and a luggage in tow than take the elevator. And they can only fit 2, maybe 3 people if you are nuts to butts. The provided breakfast is subpar. If it wasn't included, I'd skip it entirely. The dining area is so cramped and cluttered, with one lady cleaning and restocking everything. The location overall is great, tons of great food and shops with in just a minute or two of walking, however when it takes 5 minutes just to get out of your hotel, it makes the trip not as convenient. I would never book this hotel again, even if it was the last hotel available in Venice.

This place really is a little gem. It was the perfect location located only a short 10 minute walk away from St Marc's Square. The room was very clean and spacious. Surrounded by plenty of shops and restaurants you're spoilt for choice. Easy to get to local taxi ranks and walk around and explore. Definitely worth giving it a go. The breakfast selection wasn't amazing but it did the job. Would definitely stay here again in future!
