A perfect place to stay in Venezia, just remember you need to carry your luggage the stairs up to the third floor. The breakfast was good and a lot, only with coffee there were some problems (no cappuccino). But you can reach the bars and restaurants in the Via Garibaldi after few steps, just over one bridge. And to get to the La Rosa dei Venti you can take vaporetto 4.1 to Arsenale and are only 150m away. You need the door code to get in, so ask for it in advance.

No refrigerator, tv non english asked before booking reply of course yes, fridge non working, broken light with wires showing , broken items in room breakfast unhealthy, not friendly, can hear guests in other rooms, items listed in room not supplied . Slippers supplied stained.

Cant really fault a last minute deal, rooms were super clean and spacious. We had our own host for breakfast and the people that were staying on that floor. So it was relatively peaceful and pleasant stay. The breakfast options could have been better. We got of the arsenal stop from Venice airport and it was a 5-10 minute walk to the hotel. We were 20 mins away from the main hub, San Marco where you will find all the hustle bustle, great atmosphere and everything is closely situated near by.

Beyond my expectation. Mysterious enterance👀, if your check in is in afternoon you have to check in yourself. They emailed me the instructions two days before my check in, I received a code for main entrance and the key was in a post offence envelope in the building then step up the stairs and our lovely duplex room. The only negative point was not having elevator. I had to sent my baggage from Paris to the hotel some days before and they kindly accepted them. Pa, Daniella the front desk in my floor was so kind and helpful Thank you

We visited in November and had a lovely stay. The area is peaceful, there are lots of transport options on your doorstep, San Marco centre super close.. Rooms are super quiet and cant hear any other guests or other noises. Very clean room. Breakfast and coffee very good. The host was super helpful and pleasant. We chose a Lagoon view on booking, and definitely got that!
