The apartment, directly overlooking the Cannaregio Canal, is on the 2nd ( USA 3rd ) floor, well positioned to view the boat festivities that open the Venice Carnevale. Access is via very steep stairs. Conveniently, it is about 750 metres by foot from St Lucia train station. The Alilaguna ferry Orange line from the Airport stops at Guglie vaporetto stop, less than 150 metres away. The kitchen is large and well appointed, although the oven was broken during the 10 day period we were there, despite promises to fix it. In the larger bathroom with the bath, the attached shower was unable to be used satisfactorily, as there is no curtain surrounding the bath; consequently water sprayed over wall and floor. We recommend the bath be replaced with a self contained shower. On a minor point, we were surprised the smaller bathroom contained no toilet paper holder. The ensuite in the master bedroom is well appointed. The heating system worked well in each room. Cafes and a supermarket are close by. A detracting feature was the smell of raw sewage from two vent outlet pipes on the roof adjacent to the apartment, about three metres from the side bedrooms. This impacted two of the three side facing bedrooms, which had to keep their windows shut. ( We were informed this occurs during " low water seasons " and impacts other places in Venice as well. ) Staff at the Red House Company, managing agents, were extremely helpful and responsive. For a large group, this apartment is well worth considering.

Very well located on the canal in an authentic neighborhood, this apartment was perfect for our two families. Spacious enough and very well arranged for our group of 10 people, it offers all the necessary equipment (air conditioning, dishes, wifi). We particularly appreciated: - Marco’s welcome, advice and availability - the 3 bathrooms, the spacious living room and the large kitchen for 10 people to live well - good-sized rooms with good bedding and individual air conditioning - the view of the canal and the very nice neighborhood with many small restaurants and bars

Short version: Very nice! Very nice for 3 couples and 2 singles. Although the singles have to accept some atmospheric losses. Possible for 5 couples, but 2 couples don't have such nice rooms. The bathrooms are very good, the kitchen is very communicative, modern and very well equipped. Too few cutting boards and, as is often the case in holiday apartments, the knives are too blunt. Service before, after and during the visit: top! It couldn't be better! Location and view of the apartment is excellent. The description and photos on the website are absolutely accurate! Price-performance ok depending on the season! Recommendation for a family reunion? Yes!
