One word to describe it DEPRESSING! We had Room 2 on Ground. It was dark and small. When we first opened the door to room it smelt like public toilet. Advertised as Air Conditioning then told by Manager that Venice has banned Air Con after asked where is air con. The mobile unit was in hall under curtain. Hard to believe it, might of been broken. We could not open the 1 window in room mosquitoes would turn up. It needs a net. Shower is the smallest shower i have ever seen a joke. Dusty on beams, TV, picture frame. Pipes were loud when people flushed upstairs. We booked 2 nights only stayed 1 we got out fast did not even try breakfast after other bad reviews. Owner defensive when discussing no Air Con. We should of been told in advance. False adverting. Worst accomodation ever. I have to blame myself for booking this too fast and not doing more review research. Not recommended.

Would not recommend in a way shape or form. Rooms are very pokey and the breakfast is very basic and the only place to eat is inside your room (which is tiny). The owner decided that he would see if we were still in our room on check out day by looking through the window. Not pleasant particularly given the a/c wasn't working (no apology for that either) and we were both naked. Why not just knock? Very odd...

Value for money, very quaint room, with a better than expected bathroom. Great location in the Dorsoduro side. Very friendly & helpful staff. Breakfast was ok. Note we went in winter, and the room was nice and toasty. No aircon visible though so perhaps keep in mind of this if booking for summer.
